Das Mehrfamilienhaus ist Osten ausgerichtet und bietet durch die Lage eine gute ganztägige Besonnung.
Die 1.5-Zimmerwohnung ist durch die versetzte Bauweise ruhig gelegen und keinem Strassenlärm ausgesetzt.
Die Wohnfläche ist optimal eingeteilt, mit einer offenen Raumgestaltung.
Die Wohnung ist dank der vielen Fensterfronten sehr hell und lichtdurchflutet.
Im Eingangsbereich befindet sich ein angebrachter Einbauschrank, welcher Stauraum bietet für die Garderobe und das Haushaltsmaterial (Staubsauger, Bügelbrett, Putzwerkzeuge, etc.).

Elektrizität, TV Swisscom, TV& Radio Gebühren, Internet müssen vom Mieter selbstbeantragt werden und sind nicht im Preis inbegriffen.
Kündigungsfrist: 3 Monaten in voraus, auf Monatsende
Kaution: 2\*Monatsmiete (wenn Arbeitsvertrag vorhanden, ansonsten 3 Monate)

**Umgebung**
Das Mehrfamilienhaus befindet sich neben ein Naherholungsgebiet mit Wald und schönen Spazierwege. Die Umgebung ist sehr ruhig und gepflegt.

Einkaufsmöglichkeiten für den täglichen Bedarf befinden sich im Dorf.
Die Stadt Zürich ist nur 11.5 km entfernt, der Flughafen Kloten liegt in ca. 15 km Distanz.

**Verkehrsanbindung**
Die Ortschaft ist über die S-Bahnlinie S6 nach Baden und Zürich gut erschlossen.
Die Zugverbindung (S6) nach Zürich City und Baden funktioniert in ½ Stundentakt.
In 20 Minuten mit dem Zug S6 im Zentrum der Stadt Zürich oder in Baden.
Mit dem Auto ebenfalls ca. 20 Minuten nach Zürich; 20 Minuten nach Baden.

The train connection (S6) to Zurich City and Baden runs every ½ hour.
In 20 minutes with S6-train you can reach the center of Zurich or Baden.
