Due to a work assignment abroad, I’m subletting my fully furnished 2.5-room (1 bedroom, 60?m² + 20?m² terrace) in Zurich Kreis 3 from September 2025 until at least the end of March 2026. No early termination is possible due to the short-term nature. Extension is highly possible, to be discussed in January 2026.

Visits possible any day between 5–7?pm: just reach out to schedule a time.

?? Apartment highlights:
- Fully furnished with high-quality furniture, all-inclusive / no additional costs
- Almost-new leather couch that easily converts into a guest bed (140x200 cm)
- 75" TV with high speed internet, cable TV, Serafe obligatory media tax included
- Large windows facing the sunny terrace, letting in plenty of natural light
- Comfortable floor heating for even, cozy warmth during the winter months
- The washing machine, dryer, and dishwasher are all in the unit for private use — not shared like in older buildings ??
- Electricity included (flat rate) — no extra charges unless usage is excessive (e.g. crypto mining ??)
- Upon signing the contract, we’ll agree on which furnishings, electronics, and appliances you’d like to use: such as an air humidifier, air fryer, rice cooker, etc. While I prefer not to move too many items, I’m happy to accommodate as much as possible.
- Normal wear and tear is covered: I won’t charge for minor things (based on common sense). Due to the value of the furnishings, I strongly recommend household liability insurance (Privathaftpflicht) to cover any unusual / accidental damage, which usually costs CHF 70–120 / year. I'm happy to suggest a provider.

?? Plant lovers welcome:
- Indoor plants optional: I can remove them if you prefer, otherwise they require just weekly watering. It only takes 10 mins don't worry!!
- Outdoor plants will remain on the terrace. While I won’t hold you liable for them, light maintenance in September/October (watering ~2x/week during dry periods) is greatly appreciated. ?? They’ll love you for it!
- I will ensure they’re prepared for winter before you move in.

- Super central: within 5-10 minutes to city center and lake by bike
- Very well connected by public transport: 2 stops (4 minutes + short walk) from Zurich HB with S10

?? Terrace:
- Large 20m² southwest-facing terrace, also fully furnished with table, chairs, and solar-powered lightings.
- Very sunny and ideal for relaxing, working, hosting dinner.

?? Optional cleaning:
- Recommended weekly or biweekly cleaning possible (additional cost)
- I can connect you with my cleaning lady if you wish

?? Rent & Deposit:
- CHF 2,490/month all-inclusive (rent, furniture, electricity, internet, Serafe media tax)
- 2 months’ rent deposit, held in a locked bank account / “Mietkautionskonto”

?? Contract:
- Formal sublease agreement will be signed
- Ideal for a clean, respectful individual or couple
- No smoking inside, this is non-negotiable
